Where I am every house has a basement, and lots of Chinese (others too) do up their basement, furnished, with bathroom, some with kitchen...
and rent out for or between$600 to $750, even a $1000 if with other amenities.
Not sure where Bandar Makota is, though I know where Cheras is.

Bandar Mahkota Cheras, formerly is rubber plantation where those from 11th Miles cheras new village go there tap rubber, if you come from KL direction, 9th miles cheras new village is on the right of KL-Kajang road, bandar Mahkota Cheras, the new housing estate in on the left hand side.
If you convert to cdn dollar, definitely cheap-lah. Based on the standard where I am, ahem..... if one is a fresh graduate! we are not high income nation.
